Groundbreaking ceremony - launch of the new ODALYS 4-star residence

Yesterday, the resort of Les Orres marked a significant milestone in its development with the laying of the foundation stone for the future ODALYS tourist residence at Bois Méan - Les Orres 1800. At the invitation of Mr. Pierre Vollaire, Mayor of the Commune and CEO of SEMLORE, the event was attended by a large number of local personalities: Mr. Benoît ROCHAS - Sub-Prefect, Mrs. Christine Maximin - Alternate Senator, Mr. Vincent BONNARDEL - Alternate Deputy, Mr. Nicolas Chabrand - Developer, as well as representatives of the project's investors (Banque des Territoires, Crédit Agricole and Banque Populaire). Many of those involved in the success of this ambitious project, as well as the resort's socio-professionals, also took part in this symbolic ceremony.

An exemplary 4-star residence at the service of its customers

The new 4-star Costa Rouenda residence - named after the peak facing it at an altitude of 2752 m - with a capacity of 550 beds and 92 apartments ranging from T2 to T5, represents a real asset for the resort and the Southern Alps tourism sector. Featuring a host of high-quality services, including an indoor swimming pool overlooking the valley, a spa and modern facilities, this new residence will be certified Breeam Very Good, the most demanding environmental label, exceeding "high environmental quality" standards. Scheduled to open in December 2026, it will operate for a minimum of four months in winter and two months in summer, enhancing the resort's all-season appeal.

The project also includes an underground public parking lot with 417 spaces on three levels, due to open in December 2025, all of which will be built without any new land artificialisation.

A structuring project with high added value for the entire valley economy

This new tourism project will not only provide top-of-the-range accommodation, but also a major economic boost for the resort, which today already generates 80 million euros in direct and induced sales in the Serre-Ponçon valley. The residence and associated parking lot will create 17 new direct jobs in the resort. With a total investment of 25 million euros, this is the largest project currently underway in the département, and is being carried out by the SCCV Costa Rouenda. Ownership of the residence will ultimately fall to a property company comprising the investors behind the project, including SEMLORE with a 5.5% stake in the property company, with the residence being operated by Odalys, a key player in the tourist accommodation market and a leader in mountain areas, welcoming over 2 million holidaymakers to its residences every year.

This project is part of a strong tourism development initiative for the Les Orres resort. It is an essential pillar of the resort's long-term economic model. The ODALYS residence will open in winter 2026-2027, and the parking lot is scheduled for completion by the end of 2025.
